Carova (Carolina – Vairginia), 11 miles of protected land situated between the Atlantic Ocean and the Currituck Sound in the Currituck National Wildlife Refuge. Most people have heard of the Outer Banks of North Carolina and may recognize the popular areas, such as Hatteras, Nags Head, Kitty Hawk (Wright Brothers Memorial Park), and possibly Corolla which is the most Northern end of the OBX (not counting Carova).
The Paved Road ends in Corolla and then you will enter the Currituck National Wildlife Refuge. Carova is Beach access only and is 11 miles of beach that extends to the Virginia state line. Just over the state line is the False Cape State Park which has another 5.9 miles of protected Beach and Bay, adjacent and north of that is another 5 miles of protected
Beach and Bay known as Back Bay National Wildlife Refuge.
When you leave the development of the lower Banks behind, you enter a 22-mile expanse of state and nationally protected wetlands that serve as a vital sanctuary for migratory birds and local wildlife. With no stoplights, no commercial development, and no crowds, this is the Outer Banks in its most authentic, primal state. It is a place of absolute seclusion, supported by the peace of mind of a nearby fire rescue station and public facilities just a mile from our doors.
For over a decade, our family has found sanctuary in the unique beauty of Carova. What began as weekend boat trips from Virginia Beach evolved into a ten-year love affair with this coastal oasis. After four years of meticulous design and construction—sparing no detail or expense—we were proud to receive our occupancy permit in late 2024.
Having spent the 2025 season hosting friends and family, we are thrilled to open the doors of “LOL” to you. This home was built not just as a rental, but as a gathering place. Whether you are retreating from the midday heat to our private poolside or watching the sun sink behind the dunes after a day on the beach, Liveoak Landing offers a lifestyle of effortless coastal luxury.
Most coastal rentals are designed for “headcount,” maximizing bedrooms at the expense of comfort. Liveoak Landing breaks that mold. Spanning nearly 4,500 square feet but intentionally limited to a sleeping capacity of 12, our home prioritizes expansive living and entertaining over crowded quarters.
We built this property for the traveler whose idea of “roughing it” is a luxury retreat tucked deep into the wild. Here, you don’t just stay; you host. With ample room for your entire group to gather and breathe, we offer a week-long immersion in coastal elegance. For guests with extended family or friends joining for shorter stays, the surrounding neighborhood offers flexible nearby accommodations, allowing you to enjoy the best of both worlds: a vibrant social circle by day and a private, spacious sanctuary by night.
